Building over an easement (extra permissions required)
They wanted the deck to be located outside special building envelopes affecting their property.
Building the deck within 1.0m of the boundary (Report & Consent for Reg.79 required).
Developer Approval required as it’s a new estate with specific design guidelines.
Actions Taken:
We prepared the plans which involved obtaining the location & depths of any pipes travelling through the easement. The stump footings were located 600mm+ offset to the pipes to ensure easement design guidelines were met.
The building surveyor assessed the plans & gave us a long list of items to gather.
We applied for build-over easement approval with the relevant authorities.
We submitted an application under Report & Consent to council to request they vary Regulation 79 & allow the deck to run to the boundary.
The plans were forwarded to the Design Review Panel responsible for the housing estate with a request their approval.
Outcome:
We had all the plans created, reviewed & approved by the client, Ante, within 3 weeks.
Then the fun started. Compiling all the special permissions for this permit was an exercise in good management & we relied heavily on our internal workflow systems to keep everyone on track. It took 3.5 months of diligent work but the result was another building permit was approved for Andre.
